BlockusBlockus is a platform that acts as an intermediary for participatory financing in real estate, using blockchain technology to tokenize real estate, specialising in student housing.
The platform allows anyone to buy shares in real estate from €20, by purchasing tokens registered on a blockchain. These tokens will entitle the investor to a rental payment in proportion to the initial investment, depending on the annual profitability of the property or properties in which the investor has invested.
There will also be a possibility to sell, or buy other tokens, on a peer-to-peer secondary market, in order to find some liquidity for the investment.
Our student positioning will allow us to tokenise housing and reserve it for students only, in order to contribute socially to the environment in which Blockus operates.

Customer Problem
Blockus aims to be an intermediary for participatory financing in real estate for investors via a platform using blockchain in the sales process. Today, the traditional real estate investment system is not very accessible and has several barriers/constraints. Everyone wants to invest in real estate. But not everyone has the opportunity to do so. There are various reasons for this: tightened credit conditions, reduced purchasing power, inflation, complex liquidity and high entry fees. Based on this observation, we decided to develop a real estate tokenization project that allows everyone to invest in real estate from 20€ by buying a simple token registered on the blockchain. At the same time, we have seen during our time at university that many students are still struggling to find accommodation to live near their campus. A real systemic problem exists and intensifies year after year. Blockus' positioning is simple: tokenise exclusively real estate located in student cities. Starting from the desire to contribute to the social environment in which Blockus will develop its activities, the tokenised housing will be reserved exclusively for students in the cities in which the properties are located. This will make it easier for them to find accommodation near their campus.
Business Model
Our business model consists of 3 sources of income for Blockus: 1) Commission on the purchase of the property: 10% commission on the value of the property at the time of purchase. 2) Secondary market commission: 2.5% on the value of each transaction on the peer-to-peer secondary market. 3) Commission on the payment of rents: 10% of rents to guarantee good rental management.
Market Description
Our target market is real estate, which will be worth 326,500 billion dollars worldwide in 2020. This market has always existed, and today represents a safe investment haven for individuals. In 2021, property investment in Europe will be worth the equivalent of €207 billion. Initially, we will be tokenising the Belgian property market, before expanding into France. But we'll be targeting the entire French-speaking community so that anyone can invest. The aim is then to go global. The Belgian property market is a relatively stable market that has grown gradually and linearly by more than 30% over the last 8 years. From 2021 to 2022, i.e. in one year, the market grew by an average of 7% throughout Belgium. However, with interest rates set to rise again from mid-2022 in Belgium and France, a decline in the value of the property market can be expected over the next 12-24 months. There is now a real trend towards the fragmentation of investment of all kinds. This is due to the lower entry ticket and liquidity. A number of companies have performed well over the last two years, showing the gradual interest in investment fragmentation (Securitize, Masterworks, Bricks, Lynkey, Atoa).
